After leaving an eight-year career in collections, our founder, Andrea Mayer, found herself working inside a poorly managed property management complex. The business was overwhelmed by disorganization, inconsistent processes, and daily chaos. Andrea was quickly promoted to help create the systems and structure the company desperately needed — and in that experience, she saw something clearly: property management could be done better.
At the same time, Andrea’s boyfriend, who later became her husband, was working with an investment group remodeling and flipping homes. Together, they saw an opportunity in the Boise rental market. They knew there was room for a property management company that was more professional, more transparent, more organized, and more relationship-focused.
Around that same time, Andrea and her husband moved into a new home, allowing them to turn their first house into their first rental property. That single rental became the beginning of Smart Move Property Management.
The next ten or so properties came from trusted friends who believed in them and gave them a chance. Nearly twenty years later, Smart Move still manages one of those very first properties — a reminder of where the company started and the relationships that helped build it.
Andrea’s background in collections, property management, and administration gave Smart Move a unique foundation from the beginning. She understood the importance of clear communication, strong documentation, consistent follow-through, and practical systems. But she also knew property management could not be run on processes alone. It had to include care, trust, judgment, and real relationships.
That belief still guides Smart Move today. As Andrea later became a rental property owner herself, including owning rentals out of state, she saw firsthand how different the property management experience can be from one company to another. Today, Smart Move exists to give Boise-area rental owners a more professional, protection-minded way to own rental property. We believe great property management is not just about collecting rent or coordinating repairs. It is about protecting the investment, reducing risk, creating clear expectations, supporting good residents, and helping owners feel confident that their property is being managed with care.
