Every listing includes high-quality photos, an immersive 3D virtual tour, and a detailed 2D floor plan to showcase your property and attract qualified renters. THOROUGH TENANT SCREENING
Our extensive screening process is a huge part of our success equation. We dig deep into your applicants credit, income, rental history, and court/criminal records. The goal is to find you the right tenant, not the fast tenant.
RENT COLLECTION SERVICES
Tenants can pay online, mail or bring their rent directly into the office. Rent is due by the 5th and our Eviction process can start as early as the 6th.
RENTAL PROPERTY MAINTENANCE
Maintenance is handled proactively and professionally from routine repairs to inspections and emergencies. We coordinate the entire process on your behalf, including scheduling, vendor communication, and follow-up, while relying on trusted local vendors who provide quality work at fair prices.

We manage single-family homes, condos, townhomes, and duplexes across the Boise area, currently around 225 homes. We don't manage short-term, mid-term, or furnished rentals, including Airbnb and VRBO properties.

Every applicant goes through credit checks, automated income and employment verification, landlord and rental history checks, and court and eviction record searches. We also screen pets and ESAs. Careful screening up front prevents most problems later.

Our team coordinates all repairs through a vetted local vendor network and responds to emergencies 24/7. We also keep eyes on your property with drive-by inspection reports every other month and photo-documented move-in and move-out inspections.

Yes. We introduce ourselves to your tenant with a welcome letter and honor the existing lease. If you're switching from another management company, we work with your current manager behind the scenes for a smooth handoff.

No. Many of our owners live out of state. Your owner portal, monthly statements, and direct deposit payments keep you informed and paid from anywhere.
