Is the rental price negotiable?

Smart Move prices homes fairly based on market research. If you would like to offer an amount less than the asking price, our team can present the offer to the owner, however, your success depends heavily on the current housing market, your qualifications, and owner approval.

Can you hold the home I'm interested in?

With an approved application and paid security deposit, a home can be held for up to 10 days.

Are all available rentals listed online?

Available homes are typically posted online as they become ready for marketing. If you do not see a home that fits your needs, check back regularly or call the office to see what is upcoming.

Can I apply before seeing the property?

Applicants may choose to apply before viewing a home, but they should carefully review the listing, photos, rental criteria, pet policy, HOA information, and lease terms before submitting an application.

What are your rental qualifications?

Smart Move requires credit scores above 600, income that is 3x the rent, and will review rental history, court records, and pets. See the complete list of qualifiers on our website.

Do you accept co-signers?

No. All adults 18 years old and over living in the home must apply and be on the lease.

How long will the approval process take?

Applications are usually processed within 2 business days, with turnaround depending on such things as income verification, references' responses, court records, or other approvals. Applications are processed in the order received, completed, and all occupants must complete their applications to be considered.

How old do you have to be to apply?

Each adult age 18 and over must apply individually.

What is a Contingency Approval?

If you or your co-applicants do not meet the credit requirement or lack rental history, you may receive a contingency approval. Homeowners are exempt from the rental history concern. A contingency approval may require a double security deposit and/or prepayment of the lease term.

Does every adult need to submit a separate application?

Yes. Each adult age 18 or older who will live at the property should submit an application so Smart Move can review the full household application.

What information do I need before applying?

Be prepared to provide identification, income information, rental history, employment details, references, and any other information requested in the application process.

Are application fees refundable?

Application fees are non-refundable once the application has been run because they cover the cost of processing, screening, and reviewing the application. Applicants should confirm and agree to the policy on the application page before proceeding.

I'm approved! What's next?

Once approved, you will receive an email from us with details and instructions. You will have 24 hours to secure the home by paying the security deposit before applications reopen and then must sign the lease in the next 24 hours. Rent and utilities must begin no later than 10 calendar days from approval or when the property becomes available, whichever comes first. If you choose not to occupy the property, the deposit becomes non-refundable in exchange for Smart Move taking it off the rental market.

How much is the security deposit?

Typically the deposit is equal to one month's rent. Refer to the rental listing for the exact amount.

Do you require the first month's rent and last month's rent?

First month's rent is prorated and due no later than the first day of the lease. We do not require prepayment of the last month's rent.

Is the deposit refundable?

Yes, excluding any non-refundable administrative or pet fees. Terms for each specific home are listed in the property listing.

What payment methods are accepted for move-in funds?

Smart Move currently accepts funds online or in person by cashier's check or money order. If the move in date is less than 3 days out, guaranteed funds will be required.

When is my first month's rent due?

First month's rent is prorated and must be paid no later than the first day of the lease. Smart Move will provide the exact amount once your move in date is established.

What utilities am I responsible for?

Refer to the rental listing for the terms.

What is the Resident Benefit Package?

The Resident Benefit Package is required with all lease agreements under Smart Move Property Management. The $35 monthly bundle includes renters insurance with $10,000 personal content coverage and $100,000 liability coverage, credit reporting for rent payments, pest control, furnace filter home delivery, a bi-annual repairman visit, 24/7 emergency live answer call line, and Resident Portal access.

Do I need to get renter's insurance?

Yes. Renters insurance is required and is provided through the Resident Benefits Package if you do not provide your own.

Are all properties non-smoking?

Yes. Smart Move states that all properties are non-smoking.

Are roommates allowed?

Some properties may not allow roommates. Applicants should verify the listing and application requirements before applying.

What does the pest control benefit include?

Up to four pest control visits are covered in a 12 month period and include a 30 day warranty. Coverage includes pests such as ants, spiders, mice, ticks, rats, wasps, hornets, box elders, earwigs, and more.

What is included in the bi-annual repairman visit?

Twice annually, we will send a repairman to check for preventative maintenance and minor repair items to keep your home in top condition.

How do I pick up the keys to my new place?

You can visit our office during office hours to pick up keys or schedule a lockbox move in (for an additional fee). All utilities must be transferred into your name no later than the lease start date and first month's rent must be paid online or in person by cashier's check or money order.

What do I need to do before moving in?

Before move-in, residents should sign the lease, pay all required funds, transfer utilities into their name, confirm renters insurance through the Resident Benefit Package, and schedule key pickup during business hours.

Can I move in on a weekend or after hours?

You can arrange for a weekend or after hours lockbox move in for an additional fee.

Would the owner consider selling the property?

Smart Move does not offer rent-to-own properties.

What should applicants verify before signing a lease?

Smart Move encourages residents to verify schools, allowable pets, expected features, and HOA concerns before signing a lease. Information in advertisements does not constitute a written agreement or guarantee.
